Plumbing COC Certificates: What They Are and When You Legally Need One

What a COC actually is

A Certificate of Compliance is a formal document confirming that a plumbing or geyser installation meets the required South African standards at the time it was inspected. It’s issued by a qualified plumber after inspecting the installation, and it’s the paper trail that proves the work was done properly, not just that it happens to be working today.

When you’re required to have one

• Selling a property, most sale agreements in South Africa require a valid plumbing and geyser COC as a condition of transfer
• After installing a new geyser, a COC is standard practice and often required by your insurer to keep cover valid
• Filing an insurance claim after a geyser burst or major plumbing failure, insurers frequently ask for the COC as supporting evidence
• Some municipal or body corporate requirements for compliance documentation on file

What the inspection actually checks

A proper COC inspection isn’t a rubber stamp, it covers things like correct pipe sizing and material, pressure control valve function, safe positioning of the geyser and its drip tray, correct earthing and electrical isolation, and overall installation to the relevant SANS standard. If something doesn’t meet standard, it needs to be corrected before the certificate can be issued.

What happens if you don’t have one

If you’re selling a property without a valid COC, it can delay or derail the transfer entirely, since it’s frequently a condition of the sale agreement. If you’ve had a geyser burst and try to claim without a COC on file, some insurers will reduce or decline the claim on the basis that the installation’s compliance couldn’t be confirmed.

How long a COC is valid for

There’s no fixed expiry date on a COC itself, but it only reflects the installation’s condition at the time it was issued. If you replace the geyser, move plumbing, or do significant work afterwards, you’ll need a new certificate covering that work specifically.

Getting one issued

We inspect the full installation, correct anything that doesn’t meet current standard, and issue the certificate as part of the job, whether that’s after a new geyser install or as a standalone compliance check ahead of a property sale.
